- A wonderful semi-detached triplex villa in Kudur, Yalikavak’s rising star. Set just above the horizon line this villa has an amazing view of the Aegean from both within and without. The villa is a total of 320 square meters closed space with a glassed-in sunroom along the back adding a bit of whimsy to an otherwise modern architectural design. The grounds are a wonderful blending of old and new with natural stone walls and walk ways throughout. The villa has a private yard and shares a pool with the two neighboring villas.
- This villa follows a common layout seen in larger homes around the peninsula. The top two floors are considered the main living area while the ground floor is set up as flat. The main entrance to the villa brings you into the second floor which is comprised of a bedroom, a living room, a kitchen and a glassed-in sunroom. The living room is spacious and fronted by large sliding glass doors which take in the amazißg view and open out onto a large tiled balcony. The living room has crisp lines and nice proportions; furnishing and decorating to an individual taste will be easy. The kitchen is separate from the living room and has an area for dining. It has been redone with laminate counter tops, splash boards, plenty of cupboard space, and stainless steel accents. The bedroom is spacious, has an ensuite bathroom, and large windows which create an open airy space. The glassed-in sunroom is definitely a bonus touch, allowing you to enjoy the benefits of sunshine during those few months out of the year where we do experience occasional rain. It is large enough to furnish nicely, somewhat secluded by both its position in the garden and by greenery along the perimeter of the property. This area of the garden could easily be transformed into a visual extension of the sunroom. Indigenous flora and exposed stone walls are already in place- just add a small water feature, herb garden, or bright Mediterranean flowers to complete. The third floor boasts a large master bedroom, a private balcony and an ensuite bathroom . The bathroom has it’s own little unique twist in that it is partially set off by large glass windows instead of being completely enclosed by walls. This feature allows you, with an little imagination, to create your own spa like experience in the privacy of your home. Perhaps a little yoga and meditation on the balcony, a trip to the sauna, followed by a relaxing soak in your jacuzzi style bathtub. Completing the third floor is another large bedroom with a Hilton style ensuite bathroom and has a view of the Aegean.
- The ground floor, known by locals as the Bodrum Kat, is normally built as a granny flat for a relative or as accommodation for a house helper but due to the architectural design of this villa it definitely has more potential. It could be used as a less formal family style living room, family meals could be whipped up in the kitchen and served out on the covered patio while the kids play in the yard. Playroom, man cave, business office, studio, hobby room, game room, the list is infinite! It would be a great place to let kids experiment in the kitchen or work on art projects without having to worry about handprints or paint on the walls and furniture. There also always the option to let it out as holiday rental or leasing it as long term rental.
- Villa is suitable for year round living with cooling and ground floor heating pump systems in place. The home is nicely finished with wood laminate flooring and ceramic tile throughout. Window and door casements, electrical outlets, as wells as heating/cooling vent covers are aesthetically pleasing and of good quality, they do not detract from the appearance. Windows have quality exterior aluminum security shutters in place for added peace of mind.
